PROPERTY TERMS OF USE

Compliance with these rules is a mandatory requirement of the vacation rental agreement.

1. CANCELLATION POLICY

  • If you cancel at least 30 days in advance, you will receive a full refund, minus a 3% fee for payment processing costs.
  • If you cancel less than 30 days in advance, 100% of the total price will be charged, except for the cleaning fee.
  • To book, you must pay 50% in advance. The remaining balance is due 30 days before check-in.

2. PARTIES, GATHERINGS, AND NOISE

  • Parties, gatherings, and excessive noise are strictly prohibited at all times.
  • Guests and visitors must keep noise levels to a minimum to avoid disturbing neighbors, especially between 10:00 PM and 8:00 AM.
  • If the property has a noise monitoring system, it only measures decibel levels without recording or storing conversations, ensuring guest privacy. If legal noise levels are exceeded, a notification will be sent to you to reduce the volume.
  • Any complaints from neighbors or other guests will be handled directly by management or the police if necessary.
  • In the case of fines, the guest is responsible for full payment.

3. NO SMOKING POLICY

  • Smoking is not allowed in any area of the property.
  • The use of barbecues is prohibited unless the property provides an authorized one.

4. PET POLICY

  • Pets are not allowed on the property, not even for visits, unless previously agreed upon. A €30 additional cleaning fee applies.

5. REFUNDABLE SECURITY DEPOSIT

  • A security deposit is required for potential damages. It will be held on the card one day before arrival and refunded within 3 to 10 days after check-out (depending on the bank), subject to a property inspection.
  • Access to the property will only be granted once the deposit has been paid.
  • Guests and their visitors are responsible for any damage to the property, its facilities, and common areas.
  • All damages and breakages must be reported immediately. Failure to do so may result in a deduction from the deposit.

6. CHECK-IN

  • All guests, including minors under 14 years old, must be registered through a secure online form. If a minor does not have an ID, the "Minor without documentation" option can be selected. This requirement is a legal obligation imposed by the Ministry of Lodging and is not under the property’s control. 
  • Access to the property will only be granted once registration is complete.
  • Check-in is available from 5:00 PMunless previously agreed upon. It is a self check-in process with detailed instructions that will be sent before arrival.

7. SAFETY

  • Guests are responsible for the safety of children and babies throughout their stay, especially on balconies and in pool areas.
  • Hanging wet water sports equipment (such as harnesses or wetsuits) on the balcony is not allowed.
  • Upon leaving the property, doors and windows must be closed, and heating, air conditioning, and electronic devices must be turned off.

8. POOL AND JACUZZI

  • If there is a community pool, it is seasonal and open from June to September.It may occasionally open earlier or close later, but this is managed by the community and not the property.
  • The community regulations must be respected, and the safety personnel's instructions must be followed. In most cases, eating in the pool area, jumping into the water, or playing nearby is not allowed to ensure the well-being and tranquility of all residents and visitors.
  • If the community requires an access card for the pool, guests must comply. Only registered guests with a card may enter. Some properties have occupancy limits per household, meaning not all guests may enter at once.
  • Guests are responsible for the safety of their children and babies in the pool, especially if it is private and unfenced.

9. EXTERNAL SERVICES

  • The property is not responsible for temporary failures in electricity, gas, water, internet, or television services.
  • No compensation will be provided for external noise (traffic, construction, neighbor parties, etc.).

10. CLEANING SERVICE

  • Cleaning during the stay is not included in the reservation. If additional cleaning is needed, it must be arranged in advance and paid for beforehand.

11. USE OF THE ACCOMMODATION

  • The property can only be used by the guests listed on the reservation and registered in the check-in system.
  • Subletting the accommodation is not allowed.
  • The maximum number of occupants must not exceed the allowed capacity.

12. CHECK-OUT

  • Check-out must be latest by 11:00 AMunless previously agreed upon.
  • If a late check-out is not communicated, a €15 per extra hour fee will be deducted from the deposit.
  • Before departure, guests must:
    • Leave the keys on the table. Lost keys will incur an additional charge.
    • Dispose of trash in the assigned containers.
    • Turn off heating, air conditioning, and electronic devices.
    • Properly close doors and windows.
  • If the property is left in unacceptable conditions, an additional cleaning fee may be deducted from the deposit.

13. NON-COMPLIANCE WITH RULES

  • Guests are solely responsible for any violation of these rules.
  • The Owner or Manager reserves the right to terminate the stay immediately and without refund if guests or visitors fail to comply with these rules or cause disturbances to neighbors.

14. CONFIRMATION

By making a reservation, the guest confirms that they have read, understood, and accepted these terms and conditions.

Payment: The total price of the reservation is charged at the time of booking. 

Cancellation Policy: Full refund for cancellations made within 48 hours of booking if the check-in date is at least 30 days away. If you cancel at least 30 days before check-in, the cancellation fee will be 50% of the total price. If you cancel within 30 days of check-in, the cancellation fee will be 100% of the total price. 

Check-in Rules: Guests are required to sign the rental agreement and to provide a copy of a government-issued ID via a secure online form. Property access will only be given once this has been provided. 

TO damage deposit is required. The property charges this a day before arrival. Your deposit will be refunded in full by credit card within 7 days of check-out, subject to an inspection of the property. 

Check-out Rules: Check-out time is strictly 10 am. Should you require a later check-out we will do our best but you need to let us know beforehand. If we have guests arriving that day it will be almost impossible to offer a late check-out due to the cleaners needing to prepare for those guests. Before your departure, please take care of the following:

  • Leave the beds unmade. No need to strip them.
  • Place used towels in the basket.
  • Load the dishwasher and start it.
  • Empty all the trash.
  • Move all furniture and items back to original locations.
  • Turn off the heater or AC if there is any.
  • Check all doors and windows to be sure that they are locked.
  • Put the key back in the key box if there is any, and change the numbers.

Additional Rules

  • Our Properties are all smoke-free homes, including the outside area surrounding the property. No smoking of any substance including vaping. We kindly ask you to respect this important rule. 
  • We are located in a residential community and, although this is a holiday destination, it's home to many people. As such, we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 10 pm and 9 am, noise should be kept to a minimum.
  • Parties are strictly prohibited on the property!
